Cornubia at a glance

One of the most prominent mixed-use developments to embrace the Durban landscape is the monumental, Cornubia. Launched in April 2014 by Tongaat Hulett Developments and the eThekwini Municipality, the R25 Billion project is located on the north coast of KZN, in close proximity to the Mount Edgecombe Country Club. Cornubia  sits just 7 km from the King Shaka International Airport and Dube Tradeport, and 17 km from the Durban CBD.

The node is known as the northern corridor and it is currently undergoing significant commercial and industrial growth as a result of a productive partnership between the private business sector and the provincial government.

Declared as a national priority project and poised as the first sustainable and fully integrated human settlement project, Cornubia is leading the way within the northern corridor and will support a comprehensive network of precincts, from commercial and industrial to housing and retail. Spanning an immense 1 300 hectares, with 80 hectares earmarked for industrial sites, Cornubia is a response to the high demand for A grade commercial and industrial property in KZN.

An Invigorating Collaboration

Cornubia’s inception was significantly influenced by the business sector which supported and created pressure for new direct investments in the area. This included the delivery of serviced commercial sites for occupation and upgrades to existing infrastructure to meet growing commercial demands. In 2011, the Provincial Growth and Development Strategy for the province was approved by the Provincial Government, which clearly stipulated that the northern corridor will become a focus for growth and development within the next 20 years. It was this drive, from both private business and provincial government that inspired the creation of the multi-billion Rand, Cornubia.

Infrastructure 

Integration at the Forefront

Although Cornubia is of immense size, movement from one location to another, within and beyond the development, is effortless owing to an infrastructural system that promotes connectivity and integration. The entire business precinct is situated closely to designated freeways and an innovative transport initiative, known as, Go!Durban. Serving the Industrial Business Estate is the MR79 in Ottawa and the MR458 off the R102. Furthering this connectivity is a proposed Blackburn Link road which will connect to the N2 freeway eastbound.

The N2 Business Estate, as hinted by its name, lies closest to N2 freeway and is located adjacent to the estate. The node also has convenient access to the R102, Flanders Drive and the Marshall Dam Interchange - all of which connects to the Cornubia Boulevard. The Business Hub is served by the M41 and Flanders Interchange, with plans underway for accessibility from the N2 via the M41 and the Cornubia Boulevard. 

Integrated Rapid Public Transport Network (IRPTN) - GO!Durban

IRPTN known as, GO!Durban, is an initiative by eThekwini and its central aim is to improve public transport in the City. Supporting integration and spatial development, IRPTN accommodates various transport types from vehicles and non-motorised transport to pedestrian walkways. Cornubia will benefit directly from this as it is located along the GO!Durban route. The route travels along the Cornubia Boulevard, with direct access to the uMhlanga Town Centre via the recently built bridge over the N2 freeway.

Cornubia Shopping Mall 

In the past, the Gateway Theatre of Shopping was the leading mall that businesses could access for casual business meetings, lunch breaks and everyday retail needs. However, it is no longer the only option in the area. Officially opening its doors on September 28 and perfectly complementing Gateway is the Cornubia Shopping Mall. Hospitals

Providing peace-of-mind and world-class medical services for Cornubia’s business community are the Busamed Gateway Private Hospital and Netcare Private Hospital uMhlanga. Respectively, the hospitals are seated a convenient 13 and 11 minutes away from the development and offer a host of services, some of which include; emergency, cardiology, general surgery, neurosurgery, urology and orthopaedics.
