Pinetown at a glance

Located approximately 20 km inland from Durban, starting out as a small town centre, the now booming industrial hub of Pinetown is situated between Westville and Hillcrest and forms part of the western region of the eThekwini district. Named after Sir Benjamin Pine the governor of Natal from 1850 – 1855, Pinetown was established around the Wayside Hotel that was built in 1849 alongside the main wagon route that ran between Pietermaritzburg and Durban.

Pinetown spans a total area of 86.15 km2 that extends from the Industrial suburb of Westmead in the west, along Josiah Gumede Road (Old Main Road) to Cowies Hill in the east, however Pinetown’s borders strictly run from Caversham Glen to St Wendolins Ridge.

Pinetown Industrial Suburbs

Westmead, Marianhill and New Germany are four of Pinetown’s most popular industrial suburbs. These well-established nodes of industry comprise many world-class developments, warehouses, office space and manufacturing facilities. These suburbs are also home to many leading companies including several automotive brands that can be found along ‘Old Main Road’

Westmead

Known as Pinetown’s main industrial suburb, Westmead enjoys a convenient location and is home to several industrial parks including Maxmead and Mahogany Ridge – Westmead is easy to get to from five entry points that can all be accessed from the N3 roadway.

The steady growth of this area’s popularity is partly thanks to the upgrades that were made to the off-ramp from the N3 at Richmond Road – this has contributed to the ease at which logistic companies can now gain entry to this industrial zone. 

New Germany 

Originally established as the first German settlement in Natal, today New Germany is a leading industrial area that is bordered on two sides by Shepstone Road and Otto Volek Road as well as many arterial roads such as Glamis Avenue (to the East) and Bosse Strean (to the West).

Industrial Property Market 

Over the past few years, demand for industrial property in Pinetown has remained steady, even with the high vacancy rate in the region, on par with the vacancy rate of Johannesburg at 12.3%. Current trends indicate particular activity in the industrial letting sector as more businesses move to Pinetown for the secure industrial complexes, parks and buildings that can be found in this area. Another contributing factor is the affordable rental prices per m2 – when compared to other industrial nodes in KwaZulu-Natal. Rentals range between R15 per m2 up to R87 per m2 - with the size of warehouses, offices, showrooms and factories also varying with floor sizes starting at 200m2 all the way up to 20 885m2.

Infrastructure and Key Points of Interest

Due to its ideal location, Pinetown has become one of the leading industrial areas in KwaZulu-Natal – with short travelling times to Pietermaritzburg (45 minutes) and Johannesburg (5 hours and 20 minutes). Pinetown provides industrial tenants with easy access to the King Cetshwayo Highway(4km) and other major arterial routes including; the N2 (15km), N3 (2km), M7 (4km)  and the M13 (7km). Owing to this Pinetown is part of several major taxi routes that run throughout the area and allows for easy public transport opportunities, the Sarnia Metrorail Train Station on Stapleton Road similarly provides access to Durban, Umlazi, Stanger and other surrounding areas.

Pinetown also offers convenient proximity to key points of industry. It is approximately 45 km from the Dube Trade Port and King Shaka International Airport and 28 km from the Durban Harbour.
