Cornubia Industrial Business Estate attracting blue-chip companies

The monumental, Cornubia, is gradually taking shape and is currently witnessing an influx of blue-chip and multi-national companies flocking into its industrial market. This is according to Ryan Berry, Managing Director of Deal Core Property Group, who explained that trends within the industrial node indicate that companies are relocating here for its well-defined properties, strategic land, security and accessibility.

This node is known as the Cornubia Industrial Business Estate and spans 80 hectares of contemporary business parks that support various businesses, some of which include light industrial, warehouses, logistics and assembly.

Berry who occasionally visits the site, has already mandated a wealth of properties from Cornubia. He predicts that this is the next industrial hot-spot, and with tenants including, Chep, Digistics, Uniprint, Bidvest, and MMI Holdings, he expects that the estate’s list of formidable companies will grow phenomenally.

KZN’s Largest Mixed-Use Development

Cornubia, located in Durban’s north coast, is a vibrant collaboration between Tongaat Hulett Development (THD) and the eThekwini Metro Municipality. It is planned according to sustainable development principles and is poised as KwaZulu-Natal’s largest mixed-use development, however beyond this, it has an all-inclusive goal in mind. At the time of inception, THD and the eThekwini Municipality saw the need for a development that benefitted all income groups and demographics and linked various communities together. Encapsulating this goal, Cornubia is a fully-integrated human settlement that promotes the inclusion of diverse income levels and creates employment and economic opportunities. Spanning a total of 1300 hectares, additional nodes on the site include; commercial, residential and retail, with schools and clinics also in the pipeline.

The benefits of the Cornubia Industrial Business Estate

Owners and tenants from the Cornubia Industrial Business Estate not only benefit from its advanced security and contemporary spaces but also its connectivity to key arterial routes that allow for the easy movement of traffic entering and exiting the estate. It is strategically located near the MR79 in Ottawa and the MR458 off the R102 and a proposed Blackburn Link road will connect to the N2 freeway eastbound. To further its commitment to “integration” the municipality implemented the Integrated Rapid Public Transport Network (IRPTN) known as, GO! Durban that directly benefits Cornubia.

As published on the eThekwini website, the municipality’s Transport Authority Head, Thami Manyathi, explained that progress on IRPTN is moving full steam ahead. This has already resulted in the construction of a bridge over the N2 motorway which connects Cornubia to the uMhlanga Ridge Town Centre, allowing owners and tenants’ convenient access to the wider region.

Another feature that will benefit the estate is the R1.6 Billion Rand Cornubia Shopping Mall which is set to open its doors on Thursday, September 28. Already achieving an almost full tenancy rate, anchor tenants include Pick n Pay, Dis-chem, Edgars, Spur and a Virgin Active gym

Insatiable Demand

Berry explained that KZN is experiencing insatiable demand for industrial and commercial property, especially within the northern region, and owing to its sheer size, Cornubia will ease much of this demand. Currently mandated by Deal Core Property Group is a selection of upmarket warehouses, mini factories and vacant land available for sale or rental from Cornubia. The two most prominent mandates for sale are vacant land ideal for logistic facilities. The first property consists of two adjoining sites each measuring 14 442 meters, with access to existing sprinkler tanks. The second site measures a gross area of 8 462 meters and is ready for construction.

Cornubia represents a solution to the current issues facing the commercial property market, the most pertinent being, a shortage of stock in Durban’s high demand areas.
